Portions of the second building remain under construction. It was built on the site of the old Marina Bay Beach Club, previously known as WaterWorks and The Tent, all sources of frequent noise complaints from neighbors. The newest apartment complex, Meriel, consists of two large buildings along the western edge of Marina Bay. "When people land here, they stay here," he said. Raimondi, who is also the property manager for Marina Bay Condominiums and a resident there for 25 years, said demand remains high in Marina Bay, and no condos are for sale right now. The Marina Bay Access Corp., the organization that manages the money paid into by the multiple condo organizations and other entities in Marina Bay, plans to focus this year on repaving some roads, landscaping and refurbishing the guard shacks, he said. "It's like running a small city," said Mark Raimondi, a trustee for some of the organizations that do this upkeep. The neighborhood is privately owned and maintained, including the roads and marina. Boston Harbor Marina Co., with the O'Connell brothers at the helm, began developing the former airstrips in the early 1980s. The company scrapped those plans because of safety, sold the land and built the Pilgrim Nuclear power station in Plymouth instead. The airstrips closed in the 1950s and the property was sold to Boston Edison Co. Famed pilot Amelia Earhart took flying lessons there in the 1920s. Marina Bay was used as a Navy air base and a private airport. The one undeveloped parcel is a boat lot in the middle of the neighborhood that O'Connell said he expects will be developed in the near future. Peter O'Connell said this week there's little land left to develop in Marina Bay, so even if people wanted to build more, they couldn't. After riding out tough economic times in the early 1990s including a bankruptcy, they continue to own much of the area.

"The past five, six years, Marina Bay has quieted down," said Marina Bay Management property manager Hassan Haydar. The only task remaining is coming up with a plan to attract more visitors to the eight waterfront dining spots along the boardwalk, they say.
Residents, business owners and neighbors say are generally pleased with the way Marina Bay has matured there may be less buzz around the project, but it remains a high-end, highly desirable waterfront community. The 400-acre former naval air base is now home to roughly 2,000 residents spread throughout 609 condos, 493 apartments, an assisted living facility and a nursing home, and the area draws thousands more people each year to its half-dozen restaurants, sports complex and 765-slip marina. Marina Bay, the luxury waterfront neighborhood in Squantum that was 40 years in the making, has finally come of age. The nightclub closed years ago, the last large building project - the 352-apartment Meriel Marina Bay complex - is nearly finished and there are no immediate plans for future development beyond some new roads and a ferry system. QUINCY - The days of noisy nightclub crowds and non-stop disruption from new construction projects every few years are over at Marina Bay.
